Free Property Recording Alerts
Stay informed about documents recorded against your property. Free county alert programs can notify you when deeds, mortgages, or other records match your registered name or property.
Thoroughbred Title Services encourages homeowners to sign up. Alerts do not prevent fraudulent recordings or provide insurance coverage, but they can help you identify unexpected activity and respond promptly.

- Suffolk County — Follow the Homeowner’s Watch List (HOWL) registration instructions. Condominium owners need the exact tax map number.

After You Sign Up
Complete any required email confirmation and register separately in each county where you own property. For name-based programs, follow the instructions for adding other owners or name variations. An alert may concern someone with the same name and does not automatically mean fraud.
Don’t Recognize a Recorded Document?
Review the document through the recording office’s official website or contact the office for assistance. If it appears unauthorized, promptly contact your attorney and report suspected fraud to law enforcement. Notify your owner’s title insurance company so it can evaluate whether coverage applies.
